Also, you listing will appear on www.utahrealestate.com as well as many other national sites such as Yahoo Homes, MSN homes, etc.

What is the difference in LISTFORFLATFEE.COM as opposed to the 'National' Companies such as FSBO.com, etc?
Unlike the 'National' Companies, we are licensed in Nevada and Utah where we operate. By coming directly to us, you are assured that you will be represented by fully licensed professionals. We are currently serving in Las Vegas, NV and Salt Lake City, UT and all their adjacent areas.

If a REALTOR® sells my home, do I have to pay the REALTOR® a commission?
Yes. When you fill out the form to list with us, there is place where you need to enter how much commission you'll pay to the buyers' agent. Usually, most sellers offer a commission of 3% to the buyer's agent. However, the amount you offer is determined by you in the beginning. Typically, the more you offer, the better incentive the buyer's agent will have to show your homes. Once you have entered this amount into the MLS, it is NOT negotiable. You are welcome to sell the house on your own at any time to a buyer without having to pay the commission as long as the buyer is not represented by a realtor.

Will my property be on the same MLS as the local REALTORS® use?
Yes. There is only one MLS in your area that every realtor uses. Your property will be listed on the same MLS. 24/7

How can your services help sell my home faster?
If you list with a REALTOR® and pay a 6% commission, you may need to increase the price of your home to defray your high commission expense. With our program, you practically eliminate the Listing Commission. This allows you to lower the asking price of your home, making it available to more buyer's and more competitive with your price.

If I sell my home 'by owner' how much will it cost me?
If you sell your own home to an unrepresented buyer - you only pay the initial flat fee and no commission!

Can I make changes to my MLS listing or even cancel my listing?
You can email or visit our website to make changes after reviewing the MLS Listing - there is no charge for changes. You can cancel your listing at any time after you pay for the listing service with the written notice to do so at least in 3 business days in advance. However, your initial listing fee is non-refundable at any time.

Can I use a "For Sale By Owner" sign while listed on the MLS?
No. The MLS requires that any for sale sign on the property must show the name and contact number of the listing brokerage. Our Sign should fulfill your needs.

Are there any other fees at closing of the sale?
Yes. The Nevada listing brokerage will charge $295 for the documentation fee at the closing of the sale while the Utah brokerage will charge $195 at closing. This fee is only necessary if the house is sold during the listing period.

Who is going to do all the paperwork involved?
We will be more than happy to take care of the paperwork for you as a part of our Upgraded Service Program. We will carefully walk you through each and every phase, supplying Professional advice along the way. If you choose to do only the basic listing for $295, you may be responsible for the paperwork on your own.
